ABOUT US
PRODUCT
We buy B and C-class apartments of 50-200 units. We favor strong value-add opportunities in the form of under-market rents, deferred maintenance or needed upgrades, or financial or operating distress. With all of those factors present we’ve acquired as few as 8 units.
MARKETS
We seek projects in central and southwest Florida. The I-4 corridor, from Tampa-St. Pete up through Orlando to Daytona, is our core geographic market. On Florida's West Coast we target projects on the I-75 corridor from Gainesville to Naples.
OTHER CRITERIA
From Distress to Success: We'll consider out-of-the-box, destabilized, excess land and mixed use projects passed over by most multifamily investors unable or unwilling to tackle a ``turnaround``. We love challenges: ``We're at our best when you send us your worst.``
